Hyatt House New Orleans Downtown Wins Select Service Development of the Year!

Acumen Development Partners is proud to announce the opening of the first Hyatt House hotel in downtown New Orleans. This property is located at 1250 Poydras Street in the Central Business District and connected to the nearby Hyatt Regency via a second floor sky bridge. This is also the first Hyatt House project featuring the adaptive reuse of an existing office building and demonstrates what is possible with this project type. Due to the success of the renovation, the property garnered an award for Select Service Project of the Year by Hyatt.

The 194 key hotel occupies seven floors in the 24 story office building which was originally built in 1978.  It is home to several government and private sector tenants including the US Immigration and Customs Enforcement Office (ICE), Department of Veteran Affairs, and private law offices. Nearby attractions include the Mercedes-Benz Superdome, Smoothie King Center, French Quarter, Arts District and the Mississippi Riverfront. 

Construction of the 30 million renovation commenced in November 2014 and was completed on time and on budget. Due to the building's location in a busy business district and shared alley with neighbor buildings, deliveries to the site were a challenge to coordinate in addition to limited parking availability for contractors. The construction team maintained a certificate of occupancy during the renovation and worked around operating offices on adjacent floors by utilizing a buck hoist. Other special project challenges include the addition of a porte cochere for the hotel entrance with a curb-cut to Poydras Street and new marquee signage on the building exterior. The new porte cochere anchors access to the first floor elevator lobby (previously serving Whitney Bank) and the hotel lobby on the eleventh floor. The elevators servicing the hotel floors required reconfiguration in order to provide access to guestroom floors. 

The guestrooms feature larger than typical floor plans with spacious bedrooms and living rooms. The upscale interior decor invites guests with warm neutral colors, comfortable furnishings and taller ceilings. Public area amenities include The Commons Lounge, H Bar, 24/7 Guest Market, 24-hour Workout Room and Gathering Rooms.

The Hyatt House New Orleans is owned by Waypoint Hospitality of New Orleans, and is managed by Hyatt Corporation of Chicago.
